Yes, that is the core of TI work. We phase noisy scope around business hours, run nights where the building requires it, contain dust at the suite boundary, and keep corridors clean and passable. Most neighboring tenants never know we were there until the new suite opens.

Demising and corridor assemblies rated for fire and sound are standard TI scope for us. We frame and board them to the listed assembly, deck to deck where required, so they pass inspection the first time and actually perform for the tenants on both sides.

Both. Most of our TI work runs subcontract to a general contractor, but owners and property managers with smaller suite refreshes sometimes contract us directly for the wall and ceiling package. Either way the bid comes from the plans and the schedule is in writing.

It depends on size and rating requirements, but for a straightforward office suite our framing-to-finish window is usually measured in weeks, not months. We staff to the critical path, and we will give you a realistic duration with the bid rather than a number that sounds good and slips.

The drawing set, the finish schedule, and anything the building requires: work-hour rules, insurance limits, badging or escort requirements. With those in hand we can usually return an itemized bid within a few business days.
