Popcorn ceilings - also called acoustic or cottage-cheese ceilings - were everywhere from the 1950s through the 1980s. They hid imperfections and dampened sound, but today they read as dated, they trap dust, they yellow over time, and they are nearly impossible to clean or repair invisibly. Removing them is one of the highest-impact updates you can make to an older home, instantly making rooms feel brighter and more modern.

Here is what the process actually involves, what it costs, and the one safety check you should never skip.

First: the asbestos question

This is the most important part of the article. Popcorn ceiling texture applied before the late 1980s may contain asbestos, which was commonly used in acoustic ceiling material. Disturbing asbestos by scraping it releases fibers into the air and is a genuine health hazard.

Before any removal begins, ceilings in older homes should be tested by taking a small sample to a certified lab. If the test comes back positive, removal must be handled by a licensed asbestos abatement professional - it is not a DIY project and not something a general handyman should scrape dry. If it comes back negative, standard removal can proceed safely. We always recommend testing first; it is inexpensive and it protects your family.

How the removal process works

Assuming the ceiling is asbestos-free, the process is methodical. First, the room is emptied and everything that stays gets covered - floors, walls, and any built-ins are sealed with plastic sheeting, because this is a messy job. Fixtures and vents are removed or masked.

Next, the texture is lightly misted with water to soften it, then scraped off with a wide taping knife. After scraping, the bare ceiling almost always needs skim-coating: the old texture hides seams, nail heads, and imperfections that are now exposed. A skim coat of joint compound, followed by sanding, brings the ceiling to a smooth, flat plane. Finally the ceiling is primed and painted, and any new texture - if you want a light knockdown or orange peel instead of dead-flat smooth - is applied.

What it costs

Popcorn removal is priced primarily by square footage and by how much repair the underlying ceiling needs after scraping. A ceiling that scrapes cleanly and needs only a light skim is more affordable than one that reveals cracked seams, water stains, or an uneven surface that requires extensive patching.

Asbestos testing adds a small upfront cost, and a positive result raises the overall price significantly because of the specialized abatement required. Height matters too - vaulted or two-story ceilings need scaffolding and take longer. The best way to budget is a free on-site estimate where a finisher can assess the ceiling's condition.

Smooth or light texture?

Most homeowners today choose a smooth, flat ceiling for a clean contemporary look. Others prefer a subtle knockdown or orange peel texture, which hides minor imperfections and is a bit more forgiving over time.
